FAO4... well, my Skyrim is also quite heavily modded!

I only "started" sneaking in FAO4 via console... hmmmm... prolly I should also explore it on the pc.

You running it as Admin because sometimes Window get some weird security issue ideas, might be something along those lines.

Ive done that too Kimmy, i really dont know what else to try now

Cleared the registry and now the game doesnt open at all

Did you make sure to remove the dll from the install directory? if you used it of course, the new version installs in the same location so that might be what is happening to you

I did that too yes, completely clean install as well deleted both old (368) and new (369)

I have reinstalled the new build 369 and done a fresh download of it too but still after all that i get a black loading screen and the game doesnt even load up at all, Any ideas??

Nope cant connect either

if its for maintenance they could at least send out and in game message saying we are about to close's the servers please log off, instead of just booting us
